Can only get hot water by turning up heating.. If we turn a hot tap on, the boiler fires but the water coming down the pipe to the tap is luke warm at best. To get round this we found if we ramped the heating up 10 minutes before a bath we would get piping hot water, not ideal i know but even this "fix" is becoming unreliable.
